And it comes as no surprise that Katy, TX neighborhoods are topping the charts!
In the first half of 2025, 11 Houston-area MPCs landed in the Top 50 Top Selling New Construction Master-Planned Communities in Amercia from RCLCO Real Estate Consulting.

2025 New Homes Sold: 543 new-home sales from January–June 2025. That’s #1 in Texas, even with a 30% year-over-year dip.
Why buyers love it: The crystal-clear lagoon, resort-style clubhouse, splash zones, and community events make it feel like a vacation destination you actually get to live in. Plus, it’s in Katy ISD, the top school district in the greater Houston area, and just minutes from I-10.
My take: Sunterra is where “weekend plans” often don’t require leaving the subdivision. Families love the lifestyle, and investors love the resale potential.
Price range: Mid $200Ks to $500Ks+
2025 New Homes Sold: 510 sales, up 15% from last year
Why buyers love it: Family-focused amenities, affordable price points, and a great location near FM 1463 with quick access to Westpark Tollway and I-10.
My take: Tamarron is a sweet spot for first-time buyers. Flexible floor plans and competitive pricing make it a strong contender for anyone wanting more space without blowing the budget, especially buyers seeking affordable new construction in the Katy and Fulshear areas.
Price range: High $300Ks to $900Ks+
2025 New Homes Sold: 217 sales in the first half of 2025
Why buyers love it: Residents rave about Elyson’s strong sense of community, miles of trails, beautiful lakes, tennis courts, resort-style pool, on-site café, and top-rated Katy ISD schools. Social events, clubs, and neighborhood gatherings make it easy to feel connected which is a huge draw for families and professionals alike.
One of my clients bought here three years ago, and thanks to its design and location, their home is now the go-to spot for block parties.
Future expansion: Elyson is only about halfway through its planned build-out of 6,000 homes across 3,600 acres. The community is expected to be completed by 2029, which means plenty of room for growth and appreciation. Big things are already in motion:

2025 New Homes Sold: 438 sales and one of the most recognized MPCs in Texas.
Why buyers love it: Bridgeland is by far the most popular master-planned community in the Cypress area, known for its unmatched variety of amenities and solid lineup of resort-style pools, waterparks, and a lazy river.

My take: Bridgeland is by far the best master-planned community in the Cypress area and the best choice for resale value down the road.
Buyers here are after the “everything in one place” lifestyle, and the demand shows no signs of slowing down. Every Bridgeland client I’ve worked with says the same thing: “It feels like a vacation without the packing.” That’s exactly why resale demand here never cools.
With the area’s top builders and careful community planning, it’s a smart investment for those seeking new construction homes in Cypress.
Price range: Mid $300Ks to $700Ks+
2025 New Homes Sold: 299 sales in its early phases.
Why buyers love it: Located in Hockley, just outside Cypress, The Grand Prairie is quickly making a name for itself with its wide-open feel, nature-forward design, and impressive amenity plans. Families love that it’s close to major thoroughfares for commuting, yet tucked away enough to feel peaceful. Planned amenities include resort-style pools, community lakes, walking and biking trails, and plenty of green space for parks and playgrounds.
My take: The Grand Prairie is one to watch. With strong early sales, respected builders, and a master plan that blends nature with convenience, it could shape up to be one of the next big draws for Cypress-area new construction buyers who don’t mind being a little further out.
Price range: Low $300Ks to $500Ks+
2025 New Homes Sold: 193 sales in its early years.
Why buyers love it: Cypress Green is more affordable than nearby MPCs but still offers water features, green spaces, and family-friendly amenities.
My take: The jury is still out on this one. It could be great for first-time home buyers, but I would proceed with caution. The lack of amenities and top builders could hurt resale value down the road.

Why buyers love it: Resort-style pools and two full-scale waterparks, the Sienna Golf Club, Camp Sienna Sports Complex, Sawmill Lake Club, and Club Sienna are just the start. The community also boasts top-rated schools, over 100 acres of parks, lakes, miles of trails, and a jam-packed calendar of community events that bring neighbors together year-round.
My take: Sienna is the largest master-planned community in the Missouri City area, developed by one of the best and largest developers in Greater Houston. It features homes by all of the area’s top builders, which, along with its established reputation and amenities, is the recipe for strong resale value.
