Texas Heritage Marketplace: A $400M Destination is Taking Shape in West Katy

Retail, restaurants, green space, and a walkable lifestyle are coming soon to Katy and Fulshear's fast-growing west side.

Big News for Katy & Fulshear: Texas Heritage Marketplace is Underway

If you live in Katy or Fulshear, you’ve probably already seen the buzz. The long-awaited Texas Heritage Marketplace project at I-10 and Texas Heritage Parkway has officially broken ground, and it’s bringing more than just another strip center. This $400 million development will reshape the western corridor of Katy and Fulshear with lifestyle-forward features, national retailers, and a unique focus on community green space.

With a projected delivery date in late 2026, this is one of the most talked-about commercial developments in the Katy and Fulshear areas, and for good reason.

So what makes Texas Heritage Marketplace stand out from the dozens of commercial developments popping up across West Houston? Let’s take a look:

  • A walkable five-acre green space surrounded by top restaurants
  • Big-name anchors like Target, Lowe’s, and Sam’s Club
  • Brand-new concepts like Tony C’s and Aji Izakaya are coming to West Katy
  • Direct access for master-planned communities like Cane Island, Cross Creek Ranch, and Jordan Ranch
  • Over 800,000 square feet of dining, shopping, and lifestyle spaces

Here’s what Katy and Fulshear locals need to know about the confirmed tenants, green space features, and what makes this destination different.

Confirmed Tenants Coming to Texas Heritage Marketplace:

Now let’s talk about who’s coming. As of Fall 2025, more than a dozen businesses have already signed on with several more in active negotiations. The confirmed tenants include buzzy new restaurants along the 5-acre green space, big-name stores like Target and Lowe’s, and everyday go-to spots locals already love.

Green‑Space Hot Spots at Texas Heritage Marketplace Worth Getting Excited About

These restaurants are front and center around Texas Heritage Marketplace’s signature 5‑acre green space, complete with a rescued Heritage Oak tree, water feature, and native plantings. These are the “linger longer” spots that will give this project its weekend buzz:

  • Escalante’s: A locally loved upscale Tex‑Mex chain known for scratch‑made dishes. Their 8th Greater Houston location.
  • Tony C’s Pizza & Beer Garden: A premium sports‑bar and grill new to the Houston market, but strong in Austin and Boston heritage.
  • Aji Izakaya: A modern Japanese pub‑style restaurant and bar with shareables and cocktails.
  • Kilwin’s: An ice‑cream and handcrafted chocolate destination.
National Anchors Bringing Big Crowd Appeal

These powerhouse tenants make this development a true regional destination:

A Game-Changing Layout with Walkability & Lifestyle Built In

Texas Heritage Marketplace is designed to be more than just another shopping center. The developers at NewQuest Properties are creating an 800,000+ square foot mixed-use destination centered around a nearly 5-acre green space, walkable corridors, and family-friendly design.

Here’s a quick look at what’s planned for Texas Heritage Marketplace:

  • 750,000+ SF of retail and dining space
  • 300,000 SF of medical office and self-storage
  • Multifamily living: Over 500 upscale apartment units planned across two communities
  • Signature Green Space: A central park featuring native plantings, water features, shaded seating, and a relocated Heritage Oak tree that was saved during construction
  • Heritage Crossing Buildings A & B: Two new retail shells, each approx. 9,900 SF, breaking ground in 2026

The development is located at the southeast corner of I-10 and Texas Heritage Parkway, offering easy access to:

  • Cane Island
  • Cross Creek Ranch
  • Jordan Ranch
  • Firethorne
  • Tamarron

These master-planned communities will directly benefit from the expanded lifestyle, retail, and dining options Texas Heritage Marketplace brings.

Anchored by Green Space: A Community Gathering Place

One of the standout features is the massive central green space designed to invite gathering, strolling, and staying awhile. With over 39,000 square feet of retail wrapping around this area, and many of the restaurants offering outdoor seating, the space encourages a relaxed, walkable hangout vibe.

Texas Heritage Marketplace features will include:

  • A rescued Heritage Oak tree at the heart of the space
  • Native plantings and local landscaping
  • Water features, shaded paths, and gathering lawns
  • Restaurant patios that overlook the space, including Escalante’s, Kilwin’s, and Tony C’s

Why Texas Heritage Marketplace is a Big Deal for Katy & Fulshear

The location is no accident. Positioned just west of the Grand Parkway and directly off the newly completed Texas Heritage Parkway, this development is strategically placed to serve an area experiencing explosive population growth.

Did you know?

  • The population within a 5-mile radius has grown 73% since 2020
  • The average household income is estimated at $182,000+

It’s not just a commercial hub… it’s a community anchor designed for everyday convenience, evening outings, and weekend exploring. And unlike many strip centers, Texas Heritage Marketplace is being built with walkability, lifestyle, and green space in mind from the very beginning.

My Take on Texas Heritage Marketplace: As a Local Katy and Fulshear Realtor & Longtime Resident

As someone who grew up in this area and now raises my own family here, this project feels like a major win for Katy and Fulshear. It’s thoughtful. It’s walkable. And it’s bringing some of our favorite brands and restaurants closer to home.

The fact that it serves major neighborhoods like Cane Island, Cross Creek Ranch, Jordan Ranch, and Firethorne makes it especially impactful for my clients and friends who are always asking about upcoming dining or shopping options.

I’ll be keeping a close eye on this one and will update this blog as new tenants are announced.
