If you live in Katy or Fulshear, you’ve probably already seen the buzz. The long-awaited Texas Heritage Marketplace project at I-10 and Texas Heritage Parkway has officially broken ground, and it’s bringing more than just another strip center. This $400 million development will reshape the western corridor of Katy and Fulshear with lifestyle-forward features, national retailers, and a unique focus on community green space.
With a projected delivery date in late 2026, this is one of the most talked-about commercial developments in the Katy and Fulshear areas, and for good reason.
So what makes Texas Heritage Marketplace stand out from the dozens of commercial developments popping up across West Houston? Let’s take a look:
Now let’s talk about who’s coming. As of Fall 2025, more than a dozen businesses have already signed on with several more in active negotiations. The confirmed tenants include buzzy new restaurants along the 5-acre green space, big-name stores like Target and Lowe’s, and everyday go-to spots locals already love.
These restaurants are front and center around Texas Heritage Marketplace’s signature 5‑acre green space, complete with a rescued Heritage Oak tree, water feature, and native plantings. These are the “linger longer” spots that will give this project its weekend buzz:
These powerhouse tenants make this development a true regional destination:
Note: Additional tenants are currently in negotiation, including proposed retailers like Ulta Beauty, Spec's, Academy Sports + Outdoors, and Bath & Body Works. We’ll keep this blog updated as more names are confirmed.
Texas Heritage Marketplace is designed to be more than just another shopping center. The developers at NewQuest Properties are creating an 800,000+ square foot mixed-use destination centered around a nearly 5-acre green space, walkable corridors, and family-friendly design.
Here’s a quick look at what’s planned for Texas Heritage Marketplace:
The development is located at the southeast corner of I-10 and Texas Heritage Parkway, offering easy access to:
These master-planned communities will directly benefit from the expanded lifestyle, retail, and dining options Texas Heritage Marketplace brings.
One of the standout features is the massive central green space designed to invite gathering, strolling, and staying awhile. With over 39,000 square feet of retail wrapping around this area, and many of the restaurants offering outdoor seating, the space encourages a relaxed, walkable hangout vibe.
Texas Heritage Marketplace features will include:
The location is no accident. Positioned just west of the Grand Parkway and directly off the newly completed Texas Heritage Parkway, this development is strategically placed to serve an area experiencing explosive population growth.
Did you know?
It’s not just a commercial hub… it’s a community anchor designed for everyday convenience, evening outings, and weekend exploring. And unlike many strip centers, Texas Heritage Marketplace is being built with walkability, lifestyle, and green space in mind from the very beginning.
As someone who grew up in this area and now raises my own family here, this project feels like a major win for Katy and Fulshear. It’s thoughtful. It’s walkable. And it’s bringing some of our favorite brands and restaurants closer to home.
The fact that it serves major neighborhoods like Cane Island, Cross Creek Ranch, Jordan Ranch, and Firethorne makes it especially impactful for my clients and friends who are always asking about upcoming dining or shopping options.
I’ll be keeping a close eye on this one and will update this blog as new tenants are announced.
