District West: Katy & Richmond’s New $170M Mixed-Use Development with Dining, Patios, and Pickleball

District West: Katy’s Next Big Dining & Entertainment Destination

Fire pits, live music, patios, food, bowling, and pickleball… yes, Katy and Fulshear friends, this one’s big.

After years of buzz and delays, District West is finally moving full speed ahead, and it’s shaping up to be one of the most exciting new destinations coming to the Katy area.

This 80-acre, $170 million mixed-use project will blend dining, entertainment, retail, and community gathering spaces, all centered around its crown jewel: Oaks Green, a shaded outdoor hangout with preserved live oak trees, fire pits, decks, and a built-in stage for live music. You had me at patio and live music!

Whether you’re here for a laid-back dinner, a weekend hangout, or a few rounds of pickleball, District West is designed to be a true lifestyle hub for the west side of Houston.

Bird’s-Eye View of District West & Oaks Green Near Cinco Ranch

  • Location: Westpark Tollway & Peek Road, in the Cinco Ranch area of Katy
  • Developer: Ferguson Family Partners, represented by White House Global Properties
  • Size: 80–100 acres of mixed-use development
  • Cost: $170 million
  • Planned Uses: Restaurants, retail, entertainment, professional office space, apartments
  • Centerpiece: Oaks Green community space with preserved trees, fire pits, patios, and stage
  • Construction Timeline: Expected to be fully completed within three years, but some businesses are opening as soon as 2026

Oaks Green: The Heart of the Development

This isn’t just another shopping center courtyard. Oaks Green is being designed as the soul of District West with a shady, tree-covered outdoor hangout meant for everything from lazy weekend patio drinks to community events.

Features you’ll love:

  • Preserved live oak trees creating a natural canopy
  • Fire pits and lounge seating scattered throughout
  • Outdoor decks and shaded patios perfect for dining or events
  • A built-in stage for live music and community programming

The design is intentionally walkable and social, giving Cinco Ranch and the surrounding neighborhoods the kind of “third place” gathering spot that’s been missing on this side of town.

The Food & Drink Lineup

This is where things get really exciting. Big-name restaurants and beloved Texas favorites have already signed on:

  • Sazan House: A new concept from Austin-based Endo and Sazan, making their Houston debut.
  • Pacific Coast Tacos: Launching a brand-new smash burger concept alongside their tacos.
  • Grazi Italian Kitchen: A local favorite bringing cozy Italian to the west side.
  • McIntyre’s: The Heights favorite open-air bar is coming to Katy for the first time.

In talks: Dutch Bros, Coco Crepes & Coffee, Pecan Jacks, and Pour Behavior.

Entertainment Anchors

District West isn’t just about dining. It’s also set to become a go-to entertainment hub with some heavy hitters already locked in to join Star Cinema Grill:

🏓 The Picklr: A 35,000 sqft pickleball club anchoring the site.

🎳 810 Billiards & Bowling: A 30,000 sqft entertainment venue with bowling lanes, arcade, and golf simulators.

⛳ Virtual golf concept (coming soon).

🎤 Live music and weekend programming at Oaks Green.

Retail, Offices & Future Plans

Beyond the food and fun, District West will feature 340,000 square feet of retail, restaurant, office, and lifestyle space, with roughly 100,000 sqft still available for future concepts.

The project also includes:

  • Office condo developments (Grand Park Professional Place and Grand Park West)
  • Apartments and professional office spaces
  • Multiple pad sites for additional retail and restaurant tenants

This flexible layout gives the development room to grow and evolve with the community.

Timeline & What’s Next for District West

  • Construction is well underway, with entertainment anchors and restaurants already in the pipeline.
  • 810 Billiards & Bowling is expected to open in late 2025.
  • Full development buildout is targeted within the next three years.
  • More tenants and event programming announcements are on the horizon.

This isn’t a “someday” project anymore; it’s happening now.

My Take as a Local Realtor & Katy Native

As someone who grew up here and now raises my own family in Katy, this is exactly the kind of project locals have been waiting for. District West has the potential to become our version of a walkable, social destination like CityCentre, but with a Katy twist.

It’s family-friendly, built for community, and strategically located right off Westpark Tollway. I can already picture weekend nights here: tacos in hand, kids running under the oak trees, and live music playing in the background.
